SNCF is the second-largest property owner in France. The Group relies on us to:
- manage its real estate portfolio (excluding stations and railway infrastructure)

Managing SNCF’s portfolio
Created in 2015, SNCF Immobilier manages 70% of SNCF’s real estate holdings—excluding stations and railway infrastructure—on behalf of companies within the Group. Our portfolio covers 8 million sq m of real estate throughout France—from industrial and railway buildings to tertiary properties to social housing.
40% less energy consumption by 2030
At SNCF Immobilier, we plan to boost the performance of Group companies and business units by helping to transform our properties—industrially, economically, environmentally and socially. This is especially true for those used in railway operations, such as maintenance centres, workshops and training campuses. A key part of this transformation is our carbon energy reduction and energy-efficiency plans, which aim to cut energy consumption 40% by 2030 and decarbonize the Group’s real estate portfolio.
Creating the cities of tomorrow
At SNCF Immobilier, we repurpose idle rail properties to power innovative urban development. Working with customers and partners outside SNCF Group—municipalities, public- and private-sector real estate players, developers and more—we’re inventing cities that are more energy-efficient, resilient, inclusive and caring.
Creating new urban spaces and transitional urban developments is at the heart of our strategy. These third places deliver social and cultural value. And because they offer a glimpse of the role their host spaces will play in later developments, our projects forge a link between past and future uses.
Affordable housing for all
Within our portfolio of 100,000 residential units, some 85% are social housing, managed by our subsidiary, ICF Habitat.
We’re renovating our existing properties and building new ones, and by 2025 we’ll have created nearly 20,000 housing units on disused rail land across France. Meanwhile, ICF Habitat has launched a renovation project to boost energy efficiency and eliminate inefficient units. The aim is to scale up and accelerate the rehabilitation process to reduce energy costs for 23,000 units—including 8,760 that currently have the lowest energy-efficiency ratings—by 2024.

Our subsidiaries
S2FIT
Since 2009, S2FIT (Société Foncière Ferroviaire pour l’Immobilier Tertiaire) and its 20 employees have managed and optimized part of our tertiary and industrial portfolio. Thanks to our subsidiary’s expertise in management, maintenance and rehabilitation, we’ve boosted SNCF Group’s performance and supported its corporate transformation by building a portfolio for tomorrow.
Espaces Ferroviaires
Espaces Ferroviaires is our spatial planning and property promotion subsidiary. Its 50 employees give new life to disused rail properties, creating the cities of tomorrow in partnership with local communities, developers, social landlords, investors and users.
ICF Habitat
ICF Habitat is a housing operator and social landlord. Its 1500 employees manage our portfolio of 100,000 residential units, which includes social, intermediate and market-rate housing. This SNCF Immobilier subsidiary also develops housing offers on land that SNCF Group no longer uses, and supports the mobility of railway workers who rent our properties.
