SNCF Immobilier provides Group companies and our partners with the innovative, high-performance properties and operating assets they need for success. It’s our mission to manage 8 million sq m of SNCF group real estate—rail and industrial facilities, tertiary buildings and employee-related properties covering 30,000 ha.

Upgrades and modernization projects

Our management portfolio includes heavy maintenance centres, workshops, training facilities and military housing owned by SNCF Voyageurs and SNCF Réseau. Both companies have adopted sweeping programmes to upgrade and modernize their properties, and SNCF Immobilier supports this transformation by constructing next-generation buildings.

Improvements across the board

Our management and support strategy is largely organized around:

  • making the best use of available space
  • incorporating data and innovations such as building information modelling (BIM) to design, construct and maintain SNCF buildings
  • improving quality of life in the workplace for our operations crews
  • promoting gender balance by creating dedicated spaces for women employees in our industrial facilities
  • making our properties energy-efficient by cutting consumption and greenhouse gas emissions

Shorter deadlines, lower costs

We use prefabricated modules to build dining halls, changing rooms, toilets, offices, small workshops and more. This is “industrialized construction,” which translates into shorter delivery timelines and lower costs. We save as much as 30% compared with conventional building techniques—with quality that’s the same or better. These structures are also more flexible, because the modules can be removed, reused, and more.

Inside the SNCF Group's energy transition

We plan to accelerate SNCF group’s energy transition by focusing on the properties in our portfolio: by 2030, we aim to cut energy consumption 40% and greenhouse gas emissions 50%. Under our carbon energy reduction strategy, we’re carrying out audits to identify sites with the highest consumption (accounting for 50% of the total) and prioritize them for upgrades.

Taking action today...

Since 2022, we’ve taken a series of simple, immediate steps:

  • keeping building temperatures at 19° in winter and 26° in summer
  • closing buildings (partially or completely) on days when they’re largely unoccupied
  • raising awareness of eco-friendly habits
  • upgrading buildings

... and tomorrow

In addition to these measures, we’re taking action for the long term, including:

  • deploying a building management system (BMS)1 that cuts heating energy for our facilities by 20%
  • installing LED lighting on a grand scale to save 60% of the energy required for compact fluorescent bulbs
  • creating solar farms and adding photovoltaic canopies to car parks
  • eliminating use of heating oil
  • connecting our buildings to urban heating networks
